The Opportunity
The Grossman Companies, Inc. (“TGCI”) is seeking a Director of Asset Management. The
successful candidate will be responsible for creating value in the company’s existing portfolio
and future acquisitions through rigorous, hands-on asset management, from high-level strategic
decision-making to operating level capital plan execution, lease negotiations and other
comparable responsibilities.
As part of the senior leadership team, the successful candidate will work closely with the
property management team, leasing brokers and external service providers to develop and
execute the asset management plans for the company portfolio. He or she will act as
ownership’s steward of both the physical and financial assets. Because of the size and
entrepreneurial nature of the organization, the successful candidate may occasionally assist in
underwriting and due diligence for new investment opportunities. This position is newly
created and the successful candidate will play an instrumental role in helping the Company
achieve its growth and profitability goals.
The Company
TGCI is an established, family-owned real estate company with two primary business lines: (i)
real estate investment and management and (ii) real estate private lending (doing business as
First Boston Capital Partners). In its real estate investment business, TGCI acquires, develops
and manages a diversified portfolio of office, retail, industrial, apartment and self-storage
properties throughout New England, currently totaling approximately 1.7 million square feet.
TGCI focuses on value-added opportunities in the $5 - $25 million range. Its portfolio growth
has been through organic, direct acquisitions as well as through joint venture relationships.
TGCI’s organizational structure is "flat", with all associates having direct and easy access to
ownership.
Responsibilities
General areas of responsibility include developing and implementing asset management plans
for the portfolio, as well as identifying and evaluating capital improvement opportunities within
the portfolio that are consistent with ownership criteria. The position will be enhanced to
fit the skills and competencies of the successful candidate. Specific asset management
responsibilities include:
- Lead effort, in collaboration with senior leadership, leasing brokers, property managers
and external service providers, to maximize value of assets through execution of timely
capital and leasing strategies, property development and renovations, refinancing and/or
disposition
- Accountable for overseeing property managers in developing and validating annual
operating/capital budgets and property-level business plans that support company goals
- Monitor asset and market performance, reporting regularly to ownership
- Prepare quarterly performance summaries for joint venture partners on select properties
- Serve as resource to equity co-investors as appropriate and as needed
- Contribute to greater efficiencies and effectiveness in corporate structure, processes and
operations
- Assist in the acquisition and financing of properties for the acquisition team as needed
- Annually, maintain property ARGUS runs as necessary
Qualifications
The ideal candidate has 5 – 15 years of demonstrated success in asset management and will
possess the following skills:
- Self-starter with an entrepreneurial personality, as well as the motivation and capacity to
deal with the challenges and opportunities of growing a business
- Strong real estate experience including (i) a background in either construction, real
estate development and/or architecture, and (ii) demonstrated ability to asset manage
from a financial perspective
- Detailed analytical and financial modeling skills, specifically the use of ARGUS and
Microsoft Excel to support investment decision-making
- Desire and ability to work in a team-oriented environment, as well as the initiative and
resourcefulness to manage people and projects independently
- Strong real estate finance background with demonstrated ability to underwrite real
estate equity and/or debt investments
- Ability to prioritize and handle multiple projects concurrently
- Excellent interpersonal, written and oral communications skills
- Facility with Microsoft PowerPoint would be beneficial
